400 Record

DALLAS—A property with a historic downtown legacy, 400 Record was built in 1985 and was formerly known as the Belo Building. After a change in ownership in 2014, the 235,000-square-foot class-A office property has undergone extensive remodeling led by global design firm Gensler.

In addition, the building has been enhanced with amenities including Record Spinners (private golf carts which transport tenants around the CBD) and a dedicated tenant app. 400 Record has available space for lease.

Most recently, Lincoln Property Company has assumed property management of the asset. This the outcome of Lincoln's recent push to grow its third-party commercial management division in Dallas. In 2017, Lincoln brought on executives Mark Dickenson and Andrew Jones to lead its property management charge.

“The building has curated art installations, best-in-class conference facilities, tenant lounge, high-end fitness center with spa-grade locker rooms and showers, and a full-time building valet,” Jones tells GlobeSt.com. “Additionally, the property management staff is looking to start some tenant events beginning this summer.”

The 17-story building features approximately 13,500-square-foot floor plates, a three-level underground garage and skyline views. Updated materials include marble and black granite, glass curtain walls, and gold shingle panels.

The building is home to Bullion, an upscale French brasserie that is the first solo concept of Michelin star-awarded chef Bruno Davaillon. Other notable tenants include City Electric Supply, Labora Group, Eighty Three Creative, Whitebox Real Estate and The Tot.

Lincoln's commercial group has developed more than 130 million square feet of commercial space and currently manages more than 170 million square feet of space in the United States.
