DALLAS—What's in a name? Plenty, if that name is Ritz-Carlton. Crescent Real Estate has formed a partnership with Dallas luxury home builder Platinum Homes to complete the final phase of Regency Row at The Tower Residences at The Ritz-Carlton, located at 2555 N Pearl St. Designed by architect Robert A.M. Stern, the four manor homes of Regency Row offer numerous amenities synonymous with Ritz-Carlton.
The brownstone-type homes–which range in size from 5,300 to 6,300 square feet–feature private garages, gated courtyard entrances and personal high-speed elevators providing access from the garage level to the rooftop terrace.
Located in the Uptown neighborhood, Regency Row faces Olive Street at Cedar Springs Road and overlooks another Crescent property, McKinney & Olive, a multi-use development designed by architect Cesar Pelli and his firm, Pelli Clarke Pelli.
Mark Molthan, CEO of Platinum Homes, has been building in the Highland Park and Park Cities area since 1999. Molthan handled the custom construction and design for the first of four Regency Row homes. And, the Crescent team tapped him to direct the interior construction of the remaining three homes. One of the four homes is completed and construction will commence this spring on the other three homes, GlobeSt.com learns. Projected completion for those homes is fall 2018.
“We chose Mark Molthan and his team to provide the expertise to complete our vision for Regency Row. We were impressed with Mark's design aesthetic, his attention to detail and his talent for creating a spectacular, custom-tailored home. It was an easy decision to ask him to join us in completing the remaining three Regency Row homes,” said John C. Goff, chairman of Crescent Real Estate Equities LLC.
According to Kyle Crews, exclusive listing agent for The Tower Residences and Regency Row, the new homes are anticipated to be priced from $5.5 million to $6.5 million.
“This is one of the hottest locations in Dallas and we are already meeting with prospective buyers,” Crews says.
Early buyers will be able to work with Molthan and his design team–which includes designers Laura Kirar and Allen Kirsch–to give each of the remaining townhomes a distinctive interior plan exquisitely finished to the last detail. Molthan notes that one home will feature a traditional design along with a translucent wine cellar under the stairs. The second home has a more contemporary finish with a floating stairwell and natural light, and the third option offers a more transitional home.
“Without a doubt, the Ritz brand is a huge help with getting buyers comfortable,” Crews tells GlobeSt.com. “The brand will bring assurance and added value to the homes, which will sell at a premium. There is nothing like this in Texas or the Southwest.”
This is the only Ritz-branded residential project in the Southwest, Crews says. And, the adjacent 24-story condominium property is sold out.
The partnership with Molthan tops off a decade of activity in Uptown for Crescent Real Estate. The company recently completed a $33 million renovation of The Crescent, a mixed-use complex built in 1986 that serves as an iconic anchor. In 2007, it opened The Ritz-Carlton, Dallas, and The Tower Residences at The Ritz-Carlton where it sold 70 homes in Tower One and another 95 residences in the adjoining Tower building. In July 2016, Crescent and its affiliates purchased Hotel Crescent Court, which recently completed a $30 million renovation. The opening of McKinney & Olive in fall 2016 brings its ownership in Uptown to four major properties spanning approximately 20 contiguous acres.
“Due to our recent focus on McKinney & Olive and the evolution of Uptown amenities to support these truly luxurious brownstone residences, we chose to wait before completing Regency Row, which opened up an opportunity for us to partner with Mark and Platinum Homes,” adds Goff.
Regency Row homes offer access to a private fitness center, outdoor pool, concierge and housekeeping services of The Tower Residences at The Ritz-Carlton, Dallas. Adjacent Ritz-Carlton services range from the hotel restaurant and spa services, to the hotel staff's concierge services.
Regency Row also has walkable access to world-class dining and shopping–from Del Frisco's Double Eagle Steakhouse and Shake Shack, to Stanley Korshak at The Crescent, and neighboring boutiques and galleries. Arts, entertainment and recreation options include the nearby Dallas Arts District, American Airlines Center, Klyde Warren Park and the Katy Trail.
