250 W. 57th St. lobby

NEW YORK CITY—RZO, one of the music industry's best-known management firms, is staying in Midtown West, moving within the building at 250 W. 57th St. The music managers of the Rolling Stones, U2, Sting, the estate of John Lennon, Shania Twain and David Byrne has leased from Empire State Realty Trust the entire 23rd floor, occupying 12,600 square feet. It will be consolidating its offices, relocating from space on three lower floors within the building.

The Commercial Observer reported that RZO had been in the building for 15 years, the asking rent was $74 per square foot for a 10-year lease, and the move will occur in fall 2018.

Thomas P. Durels, the director of leasing and operations at Empire State, highlighted the Gensler-designed lobby with its 80-foot by nine-foot, high-definition LED art installation that spans nearly the entire ceiling. He has pointed to the artwork as distinguishing the building with a modernizing 21st century feature. “Along with RZO, 250 W. 57th has attracted leading worldwide entertainment groups such as ASCAP, Universal Music Group and ML Management,” says Durels.

The 21-story, 476,691 square-foot building was originally constructed in 1921, and the owner is listed as Malkin Properties, recorded in Real Capital Analytics. Tony Malkin is the chairman and CEO of Empire State.

Keith Cody, Empire State's VP of leasing, along with Cushman & Wakefield's Harry Blair, Sean Kearns and Heather Thomas represented Empire State in the RZO relocation lease.
