4851 LBJ Freeway

DALLAS—Champion Partners has pumped more than $2 million into 4851 LBJ, a class-A office building on the northwest corner of the Dallas North Tollway and Interstate 635/LBJ freeway. As a result, the building is attracting new tenants, specifically to the building's redesigned top two floors (11 and 12) dubbed “The Top Block.” Leasing efforts are led by NAI Robert Lynn's James Davis and Tom Lynn.

These two floors offer 32,000 continuous square feet of office space. In addition, the building's amenities include a new fitness center, full-service cafe, tenant lounge with Wi-Fi, outdoor patio, fully equipped conference center, free underground parking, four newly renovated elevators and a modernized main building lobby.

Occupancy rates in the area have increased steadily over the past five years, thanks to the completion of the LBJ Freeway expansion project. As Midtown continues to grow and develop, this sought-after area will only continue to boom.”

The property is noteworthy because it is one block west of the Galleria Mall, which is in the same vicinity as the proposed Midtown project that is creating buzz in North Dallas. And it bucks the growing trend of companies moving and relocating further north.

4851 LBJ is located in close proximity to restaurants, shopping centers and hotels. The property is visible from both the Dallas North Tollway and Interstate 635/LBJ freeway. Both Dallas Love Field and DFW International Airport are within a 20-minute drive.
