NORTHLAKE, TX—Alliance Northport 3, a speculative industrial building with more than 1.03 million square feet, is soon to be underway at Alliance Northport, a 260-acre portion of AllianceTexas. Initial plans are to build the 1.03 million-square-foot facility, but the site can accommodate more than 1.2 million square feet and provide additional trailer storage when fully expanded, according to Hillwood. The firm is the developer of the 26,000-acre master-planned mixed-use AllianceTexas development covering portions of northern Tarrant and southern Denton counties. AllianceTexas is an 26,000-acre master-planned community anchored by the world's first industrial airport. It includes the Alliance Global Logistics Hub, Circle T Ranch and Alliance Town Center projects.

The addition of Alliance Northport 3 adds the next generation of flexible industrial space to the AllianceTexas portfolio and expands the development's presence deeper into Denton County. Located at the intersection of Interstate 35W and State Highway 114, the new speculative building continues development momentum into the northern portion of the AllianceTexas corridor along Interstate 35W. The site offers significant trailer staging capacity at its entrance, ample trailer parking and 360-degree onsite circulation. Its frontage on Dale Earnhardt Way provides direct access to both highways.

“Alliance Northport 3 is strategically located to offer our future customers one of the lowest combined tax rates in the Dallas-Fort Worth region and provide excellent access to all areas of North Texas,” said Tony Creme, senior vice president of Hillwood. “In total, the Alliance Northport sector can accommodate over 3 million square feet, and is well positioned to meet the demand of industrial users who value interstate-frontage, speed-to-market and low operating costs.”

Specifically, Alliance Northport's location is in close proximity to the transportation infrastructure at Fort Worth Alliance Airport, BNSF Railway's Alliance Intermodal Facility, the FedEx Express Southwest Regional Hub, and the UPS and FedEx ground hubs. Alliance Northport also has the benefit of being located in an area with an advantageous tax structure, one of the lowest in North Texas. The tax structure, coupled with its location in the AllianceTexas corridor, gives Alliance Northport numerous advantages over many other submarkets in North Texas.

Alliance Northport has the flexibility to accommodate a variety of product types including retail and office. Moreover, the development will have access to the same workforce recruitment, training and retention resources that are currently available to all AllianceTexas companies via the Alliance Opportunity Center, and Tarrant County College's corporate training center and Center of Excellence for Aviation, Transportation and Logistics.

AllianceTexas is now home to more than 488 companies, which have built more than 43 million square feet and created more than 48,800 jobs. The community also includes more than 2.6 million square feet of retail, restaurant, medical and entertainment components integrated with a variety of single-family and apartment home options. Since its inception, it is estimated that AllianceTexas has generated more than $69 billion in economic impact for the North Texas region.

Hillwood, a Perot company, is an industrial, commercial and residential real estate developer/manager with projects throughout North America and Europe. Hillwood also served as the lead developer of US projects, from the Air Force Memorial in Washington, DC to the Perot Museum of Nature and Science, and the American Airlines Center in Dallas.
