FRISCO, TX—Under the category, “build it and they will come,” the 17th office building at HALL Park, located at 3201 Dallas Pkwy., is complete and leases are getting inked. The building was built on spec, as are all HALL Group projects. The class-A building is 12 stories tall and has 300,000 square feet of office space, making it the tallest office building in Frisco, according to HALL Group.
“Like all 16 buildings before this, we developed 3201 Dallas Pkwy. without pre-leasing. The 17th building has seen a great deal of leasing interest since before completion, which we attribute to its contemporary high-quality design and amenity offerings,” Craig Hall, founder and chairman of HALL Group, tells GlobeSt.com. “With this building completed, we now have 2.5 million square feet of office space at HALL Park.”
The two-story lobby includes artwork and sculptures from the Hall Collection. Floors 1 to 10 feature 14-foot ceilings (10 feet finished), and the 11th and 12th floors feature 16-foot ceilings (12 feet finished). The building also has a fitness center and conference center on the ground floor. Outdoor spaces center around the new event lawn with LED water feature, outdoor kitchen and dining areas, a bean bag toss court and putting green. The building features 26,000-square-foot floor plates and is LEED Silver- Certified.
HKS Inc. is the building's architect and Austin Commercial served as the project's general contractor.
“Our newest building represents the future direction of the workplace–sustainable design, open floorplates, collaborative spaces and modern amenities–all infused with contemporary art, an important feature in all of our developments,” said Hall. “We are very proud of this building, and look forward to welcoming new companies to the park and growing companies within the park to their new address this year.”
Companies that have signed leases at the new building include Oportun (16,182 square feet) represented by Travis Boothe, Craig Wilson and Randy Cooper with Cushman & Wakefield; and Origin Bank (11,500 square feet including a ground-floor banking center and third floor office) represented by Tyler Isbell and Ryan Johnson with SRS. Kim Butler, Brad Gibson and Cynthia Cowen represented HALL Park in those leases.
HALL Group is in the process of re-designing HALL Park's masterplan and also working with the city of Frisco and Frisco Arts to bring a performing arts center to the city, adding to Frisco's growing arts offerings and providing a location for fine arts performances at all levels.

HALL Park is a 162-acre office development with 2.5 million square feet of office space throughout the 17 completed buildings. The park is surrounded by walking trails, green space and onsite amenities, including a wine lounge, WIFI-equipped outdoor lakeside meeting areas, restaurant and retail plaza, and conferencing facilities. The location provides customers with dining, entertainment and shopping destinations, as well as access to major thoroughfares and DFW International Airport.
