HOUSTON—Reflecting the continued demand for cold storage as a result of meal and grocery e-commerce delivery services, Crow Holdings Industrial recently purchased a Randall's grocery/freezer warehouse and distribution facility, according to Binswanger, on behalf of Albertsons Companies. The single-story 700,644-square-foot property is located at 10700 Telge Rd. on approximately 70.24 acres.
Crow Holdings Industrial plans to expand the site and facility with three additional buildings. The total project size will exceed 1 million square feet and the buildings will target a wide range of tenants in the cold storage and distribution industries.
The existing facility is comprised of 398,000 square feet of grocery/dry warehouse space; 119,500 square feet of perishable/cooler warehouse space with maintained temperatures of 34° to 54°; 113,200 square feet of frozen warehouse space with a maintained temperature of -5°; 6,200 square feet of air-conditioned office space; steel columns spaced 48' x 60'; ceiling heights ranging from 25' to 40' and 100% early suppression-fast response dry/wet sprinkler system.
Located 20 miles northwest of the Central Business District, the site is situated on the Northwest Houston corridor in the Aberdeen Business Park. Its location offers access to US Highway 290 and is minutes from Sam Houston Tollway 8, Interstate 10, Route 6, FM 1960, Loop 99, Interstate 601, Interstate 45, Interstate 69 and Interstate 249. Houston Intercontinental Airport is 30 miles, Houston Hobby Airport is 38 miles and the Port of Houston is approximately 32 miles from the site.
The seller representative was Holmes Davis, senior vice president in Binswanger's Dallas office. Cory Driskill and Will Mundinger of Crow Holdings Industrial handled the purchase for the company.
“This acquisition is indicative of the current strength of the Houston market,” Davis tells GlobeSt.com. “We had quite a bit of interest; 11 offers from users and industrial holders. The continued use of e-commerce with a particular demand for cold storage due to grocery and meal deliveries led Crow to win the bidding to buy this facility. Albertsons took very good care of the building and we were able to sell it very quickly.”
