CARROLLTON, TX—In less than a week, Boise, ID-based discount grocer WinCo Foods will open a new 82,077-square-foot anchor store at Trinity Valley Shopping Center, located at the northeast corner of the President George Bush Turnpike (State Highway 190) and Josey Lane. The new store marks a significant milestone for the grocer, the 120th store opening and the 10th location in North Texas.

WinCo Foods joins a list of national, regional and local concepts at Trinity Valley, one of the oldest and most successful retail projects in Carrollton.

“This strong new anchor, sure to drive significant shopper traffic and loyalty, confirms the strength of this site at the intersection of two key thoroughfares in a densely populated trade area,” said Randy Stebbins, director of asset management with Weitzman. Stebbins, along with asset manager Joe Lea, oversee the operation of Trinity Valley on behalf of its ownership, Josey Trinity Mills Ltd.

The center is preparing for a new renovation following the WinCo opening, which will add a new appearance package, improved signage, landscaping, parking, structural improvements and other ongoing programs designed to keep the center as fresh today as when it opened more than four decades ago, Stebbins notes. Work on the project is slated to begin later this year.

“Trinity Valley already operates as one of the biggest traffic draws in the trade area and the presence of WinCo Foods will be such a positive for the center and for the entire market,” Lea tells GlobeSt.com. “Our planned renovation for the center is designed to capitalize on this strength with a new look and some great lifestyle elements.”

The WinCo Foods store represents the complete redevelopment of an anchor site at the center that formerly was occupied by Target, which closed in 2015. Shortly after, WinCo Foods announced its intentions to open at Trinity Valley. Since then, the Target building has been completely demolished and the site was prepared for new development. Stebbins directed the development of the new anchor store on behalf of the center's ownership. Weitzman's Kathy Detrick, a vice president of construction, oversaw construction of the new anchor store.

Trinity Valley Shopping Center, first opened in the 1970s, remains one of the leading retail destinations in the trade area. The center incorporates nearly 300,000 square feet of retail space and features a mix of strong retail concepts including Ulta, Ross Dress for Less, rue21, Petco, Bath & Body Works, Lane Bryant, Dress Barn, GameStop, Famous Footwear, Claire's and Plato's Closet. Restaurants in the center include Chili's, Dickey's Barbecue, Jack in the Box, International Bakery and Inca's Café.

This tenant list further enhances Trinity Valley's position as a town square of sorts for the surrounding Carrollton neighborhoods. The center's ownership and WinCo Foods worked closely with the city of Carrollton to ensure that this critical retail intersection remain vibrant with strong co-tenancy.

Weitzman's Matt Luedtke and Byron Howard direct leasing at Trinity Valley. Weitzman manages Trinity Valley under the direction of property manager Zoe Lopez.

Kevin Beard, McGregor Converse, Jonathan Cooper and Theo Thompson with Venture Commercial represented WinCo Foods. Luedtke with Weitzman represented the landlord, in cooperation with Steve Gray, who is now with Coldwell Banker.

WinCo Foods currently operates locations in Texas, Washington, Idaho, Nevada, California, Oregon, Utah, Arizona and Oklahoma.
