SAN JOSE—Santana Row, the shop, live, work, play campus, is steadily adding tenants, with 10 new companies recently inking new leases. And, there is more space to come in 700 Santana Row, a 291,000-square-foot office building to be located at the end of Santana Row. The eight-story structure, featuring 30,000- and 50,000-square-foot floorplates, offers headquarters-quality office space.
“The on-site amenities and walkable environment that Santana Row offers has proven to be a successful recruiting and retention tool for these companies. The demand for office space at Santana Row is thriving and our existing inventory is 100% leased,” Jan Sweetnam, Federal Realty Western region chief operating officer, tells GlobeSt.com. “We are under construction now on 700 Santana Row, with more office space for growth companies and headquarters operations, and we look forward to welcoming additional office tenants in our future.”
Santana Row's amenities include 50 shops, 30 restaurants, a 215-room boutique hotel offering conference facilities, two parks and multiple plazas with outdoor seating and free Wifi, 615 rental homes and 219 privately owned condominiums.
Ironically, the 700 Santana Row leasing company, Newmark Knight Frank, is relocating its Silicon Valley office to Santana Row. The brokerage company will locate 65 staff from its Santa Clara office to 18,451 square feet of space at 3055 Olin Ave. above Park Valencia by summer 2018.

These urban mixed-use neighborhoods combine shopping, dining, living and working, and provide a destination experience. Founded in 1962, Federal Realty's 96 properties include more than 2,800 tenants in approximately 22 million square feet and more than 1,800 residential units.
