SOJO Commons

SAN ANTONIO, TX—Plans for SOJO Commons, a 27-unit brownstone development, will be unveiled tomorrow evening. The development is located at 318 W. Grayson St., a short distance from the River Walk and the Pearl Brewery complex.

The residences are projected for delivery in summer 2019. SOJO Urban Development is currently accepting reservations and will begin converting to contracts in mid-April. The event will take place at the SOJO Commons showroom at 774 East Locust St., where guests will be able to view project renderings, floor plans and finish-out selections, and reserve a unit.

“The launch event will give us an opportunity to acquaint our guests with details about this project and plans to transform an aging industrial area into an attractive, vibrant residential neighborhood,” said Steve Yndo, development and sales at SOJO Urban Development. “SOJO Commons is an excellent option for those seeking stylish new residences in close proximity to downtown, Pearl and the Museum Reach.”

When completed, SOJO Commons will feature 27 townhomes priced from the $500,000s to the $800,000s. The units are offered for sale on a fee-simple basis without the burden of a complex condominium structure. SOJO Commons provides a choice of housing type, an urban for-sale product, that until recently did not exist in San Antonio. The townhome concept offers a lock and leave alternative to condos with a higher HOA fee or high-maintenance older housing stock. Additionally, Baby Boomers/empty nesters may be looking to downsize, and be close to increasing cultural and entertainment options in the urban core. The project will be accessible to major thoroughfares and Pearl's many attractions, including boutiques and retail, artisan and chef-owned restaurants, Hotel Emma, and a weekly farmer's market.

The townhomes will be energy-efficient solar-ready smart homes, ranging in size from 1,921 to 2,796 square feet. Floor plans include both three- and four-bedroom options. Finishes include ceramic tile, quartz composite countertops, 3/4-inch oak flooring and KitchenAid appliances. In addition to individual yards and rooftop decks, there will be a community pool and shared green spaces. The entire community will feature a low-impact drainage design. SOJO Commons offers direct access to individual garages, private roof decks and no upstairs neighbors.

Speakers at the event are to include Yndo, who will introduce the development team, talk about the project and its background, and give a status update, and Bexar County commissioner Tommy Calvert. Other attendees will include representatives of Alamo Architects, the project design firm; GW Mitchell Construction, the general contractor; Jefferson Bank, the project lender; investors, real estate agents, reservation holders and prospective buyers.

The 1.3-acre project represents SOJO Urban Development's fourth San Antonio project and its third in the Pearl/River North area. SOJO Urban Development is a team of San Antonio natives with experience in residential and commercial infill development that is sensitive to its surrounding neighbors. Principals Frank Pakuszewski, Mike Melson and Yndo have more than 70 years of combined real estate experience in all phases of development, including finance, design, sales and construction.
