PARAMUS, NJ—NAI James E. Hanson brokered the lease for 6,000 square feet of retail space at 385 Route 17 in Paramus, NJ. NAI James E. Hanson's Judy Troiano represented the tenant, Timothy Oulton Retail USA, in the transaction. Timothy Oulton is a British furniture and interiors company. The tenant had been searching for a well-located, highly visible site in Paramus to showcase its NJ outlet.
FAIR LAWN, NJ—NAI James E. Hanson brokered the lease for 3,770 square feet of office space at 23-00 Route 208 in Fair Lawn, NJ. NAI Hanson's Darren Lizzack, Randy Horning and Michael Guerra represented the landlord, 2300 Rt. 208 LLC, and the lessee, River Drive Companies, in the transaction. The tenant is a newly formed entity that will combine three real estate services companies under one name to deliver more efficient and streamlined services to its clients. 23-00 Route 208 provided them with a centralized location to house their real estate construction, development and brokerage services under one roof in an upscale building.
HARRISBURG, PA—Institutional Property Advisors, a division of Marcus & Millichap, has been retained as exclusive advisor for the sale of The Shoppes at Susquehanna Marketplace, a 110,365-square-foot open-air shopping and dining destination in Harrisburg, PA. The price is $38.172 million. The property will be delivered free and clear of debt. Tenants at The Shoppes at Susquehanna Marketplace include Athleta, Banana Republic, Chico's, J. Crew, JoS. A. Bank, Harvest Seasonal Grill & Wine Bar, Loft, Romano's Macaroni Grill, Talbots, White House Black Market, and Williams-Sonoma.
WATERBURY, CT—Holliday Fenoglio Fowler brokered the sale of Naugatuck Valley Shopping Center, a 382,864-square-foot, grocery-anchored shopping center in Waterbury, CT. The HFF team marketed the property on behalf of the seller, and procured the buyer, Premium Property and BH Premium Quality Waterbury. The HFF investment advisory team representing the seller included senior managing director Jim Koury. Naugatuck Valley Shopping Center is 77.1 percent leased and is anchored by the region's highest-grossing Walmart as well as a full service Stop & Shop. The 50.5-acre site offers 2,155 parking spaces and features additional tenants such as Panera Bread, Bob's Stores and Wendy's. Located at 950 Wolcott Street, the center is near Interstates 84 and 95, the primary routes between Boston, Hartford and New York City.
MERRIMACK, NH—KeyPoint Partners has been retained to handle retail leasing for Merrimack Park Place, a new development in Merrimack, NH, at the entrance to the Merrimack Premium Outlets, according to Robert Lemons, managing partner of the firm. The Monahan Companies of Nashua, NH, is developing the property. KPP vice president of leasing Michael Branton is handling the leasing assignment. Merrimack Park Place is a new approved 372,000 mixed-use development being built on 20 acres of land at the intersection of Industrial Drive and Continental Boulevard, near the Everett Turnpike and the entrance to the Merrimack Premium Outlets. The property will feature a 124-room hotel, 192 apartment units, a 5,000 square foot conference and event center, 42,000 square feet of office space, and more 28,800 square feet of retail and 16,000 square feet of restaurant space. The project has been approved by the town, and is expected to open in the spring of 2019.
CHARLESTOWN, MA—NAI Hunneman brokered the $7.3 million sale of 40 Warren Street, a 40,000 square-foot fixed-use building located in the heart of Charlestown, MA. 40 Warren Street in its current configuration has 79 garaged parking spaces on the first two floors and 13,126 square feet of office space on the third floor, which was previously used as a Regus Office Center. The property is fully approved for addition of a fourth floor to the structure, which would add 13,000 square feet of office space, as well as the conversion of 3,650 SF of parking into first floor retail. Executive Vice President Robert Tito and Assistant Vice President Gina Barroso represented the seller Nova Partners and procured the buyer DLJ Nominee. Hunneman Capital, led by executive vice president Andrew Kaeyer, placed the $10.6 million acquisition and construction loan with Washington Trust Bank on behalf of DLJ Nominee. Also, Hunneman Property Management assisted in the due diligence, while the firm's Urban Advisory Group assisted with relevant market data and underwriting.
PHILADELPHIA, PA—Holliday Fenoglio Fowler brokered the $31.4 million sale and $24.275 million financing of a four-property office portfolio totaling 304,732 square feet in the communities of Mount Laurel and Evesham Township, NJ. The HFF team represented the seller, Somerset Properties, and procured the buyer, Mobius. Additionally, the HFF team worked on behalf of Mobius to secure the 10-year, fixed-rate acquisition loan through Wells Fargo Bank. The portfolio comprises Marlton Executive Park I and II located at 701A and 701C Route 73 South in Marlton, and Horizon Corporate Center located four miles away at 3000 Atrium Way and 2000 Crawford Place in Mount Laurel. All the properties in the portfolio are close to Route 70, Interstate 295 and the New Jersey Turnpike. The portfolio is within a 30-minute drive of Philadelphia Airport and within a 10-minute drive of the PATCO High Speed Line rail line. The properties are 94-percent leased to tenants, including Liberty Mutual, TD Bank, Virtua, and the GSA. The HFF investment advisory team consisted of senior managing director Doug Rodio and managing director Brett Segal. HFF's debt placement team included managing director Ryan Ade and director Neil Campbell.

PHILADELPHIA, PA—Jones Lang LaSalle says Colin Behr has joined the firm as a vice president of capital markets, retail. He will be based in the firm's Philadelphia office and will work primarily with managing directors Jim Galbally and Bill Moylan on retail capital markets assignments throughout Greater Philadelphia and the Mid-Atlantic region. Behr comes to JLL from a global commercial real estate firm, where he has experience working on urban and mixed-use space, grocery-anchored assets, and power, lifestyle and unanchored strip centers. He holds a bachelor's degree from Georgetown University, and is an active member of ICSC Next Generation, Philadelphia Chapter, where he served as a board member for two years.
