Renovation to Capitalize on Strong Traffic Flow

CARROLLTON, TX—A major renovation is now underway at Trinity Plaza, a shopping center that opened during the 1970s at 2510-2540 N. Josey Lane and State Highway 190/President George Bush Expressway. The renovation is slated for completion in the third quarter of 2018.
The rehab is providing the center with a new facade, including several new raised sections for visibility and identification. Also in the re-energized design will be new landscaping, lighting, parking, LED-lit signature towers and monument signage.
The architect for the remodel is Hodges & Associates. Asset manager Joe Lea is directing the renovation on behalf of the center’s ownership. Weitzman’s Kathy Detrick, vice president of construction, is overseeing construction of the renovation project.
Weitzman’s Matt Luedtke and Byron Howard direct leasing at Trinity Plaza. Weitzman handles property management for the center and the property manager is Zoe Lopez.
The center incorporates 59,438 square feet of retail space. There is 21,158 square feet available with a minimum contiguous space of 600 square feet and a maximum contiguous space of 9,385 square feet. The price per square foot per year is $4.37 triple net, GlobeSt.com learns.
“The renovation is designed to capitalize on the increased exposure for the center from strong vehicular traffic on Josey and Highway 190, and to attract more shoppers with a modern appearance, friendlier layout and some new lifestyle elements,” Howard tells GlobeSt.com.
This shopping center features a tenant mix that includes Café Brazil, Party City, O’Reilly Auto Parts, Cuba Bella Café, Sabu’s Indian Market & Kitchen, Silk Threads and Clip Cuts.
