NEW YORK CITY—The litigation firm of Wolf Haldenstein Adler Freeman & Herz has signed a 32,790-square-foot lease renewal at 270 Madison Ave. The property owner ABC Partners Real Estate is temporarily relocating the tenant within the building as its in-house construction team renovates the build to suit space. Architect David McAlpin is working with the landlord's team. At this time, asking rents in the building range from $59 per square foot to the mid-$60s per square foot.
The firm's website states that it moved to 270 Madison Ave. in 1924 where it remains today.
Over the years, ABS has invested $20 million in repositioning 270 Madison Ave. The architecture firm Spector Group renovated the lobby and incorporated the building's historic details with modern finishes. The building also updated its technological capabilities.
“It is incredibly rare for a tenant to remain in one building for 95 years and we have devoted significant resources toward improving not only their office, but all of our tenant spaces and building systems,” says Robert Finkelstein, executive managing director at ABS Partners. Peter Goldich, senior managing director at Atco represented WHAFH.
ABS purchased the 256,543 square-foot office building from MHP Real Estate Services in February 2004 for approximately $65 million, according to Real Capital Analytics.
In describing WHAFH's history in actively supporting civil rights, the firm's website notes Wolf Haldenstein attorneys joined the Freedom Riders in the 1960s, traveling to the segregated South to assist with voter registration and desegregation efforts.
