HOUSTON—The Northwest submarket continues to be one of Houston's top-performing industrial submarkets, recording approximately 962,000 square feet of positive net absorption in the first quarter of 2018. On a whole, Houston's industrial market remains tight, with an overall vacancy rate of just 4.8%, according to JLL research.

This tightness has resulted in one company not only staying put in a renewal but also expanding its headquarters location. Asia Cabinetry Inc. has signed a 41,458-square-foot lease renewal/expansion at Alamo Crossing Commerce Center located at 7875 Northcourt Rd. in Houston's Northwest industrial submarket.

The Houston-based wholesale cabinet distributor specializes in industrial trades with builders, contractors and retail dealers. This headquarters location is home to the company's distribution center, corporate offices and product showroom. With this lease, the company will more than double its footprint in Houston.

JLL's Jeff Venghaus and Geoff Perrott represented Asia Cabinetry in the transaction. Darryl Noon of Transwestern represented the landlord, CPF Alamo Crossing LLC.

“Consumer goods companies continue to drive much of the demand for Houston industrial product,” Perrott tells GlobeSt.com. “Thanks to expansion in this sector brought on by consistent population growth, we are seeing businesses in Houston increase their distribution requirements and, as a result, their warehouse footprints.”

Built in 2002, 7875 Northcourt Rd. is an 119,000-square-foot class-B distribution center. Features of the rear-load building include 30-foot clear heights, dock-high and grade-level loading, and ample parking.

“This location is ideal for serving their customer base,” said Venghaus. “Now they also have the room to grow their operations and meet increasing customer demand.”
