ATLANTA, GA—Zeller Realty Group is describing its redevelopment plans for 100 Peachtree, an iconic 620,000-square-foot class A office tower in downtown Atlanta. On the heels of several lease signings, the building will feature upgraded amenities, the city's first digital building-top signage, enhanced connectivity and new community activations.

ZRG has partnered with design firm Gensler to redesign 100 Peachtree's amenity spaces. The lobby will incorporate new outdoor gathering spaces, soft seating, an interactive screen and public art installations. With panoramic views, 100 Peachtree's 18th floor will soon emerge as a state-of-the-art amenity hub, with an interactive conference center, tenant lounge, collaboration spaces and an upgraded fitness center. Renovations on the lobby and amenity floor will begin this summer.

“Employees are actively searching to work at a 'go-to' office building in Downtown Atlanta; that is why Zeller is investing both money and personnel into building amenities and neighborhood activation,” says Mark Vollbrecht, principal for ZRG, who is located at 100 Peachtree. “With new enhancements, combined with a location in the heart of Downtown Atlanta and access to MARTA, 100 Peachtree provides the perfect work environment for tenants to attract and retain a talented work force.”

ZRG is also focused on enhancing connectivity between 100 Peachtree, the vibrant Fairlie-Poplar neighborhood and Woodruff Park. Complimentary Wi-Fi provided by 100 Peachtree and Georgia's Own Credit Union in Woodruff Park soon will create an easy, accessible experience for tenants looking to work outside. And, a recently appointed activities director will deliver dynamic tenant events and community programming, such as weekly live music in the outdoor gathering space provided by the Rialto Theatre.

Since acquiring 100 Peachtree in May 2017, ZRG has signed several notable tenants including The Boston Consulting Group, which now occupies two floors, and recently committed to a 3rd floor, for a total occupancy of 60,000 square feet. Phil Barry, principal, and Hilton Barry, financial analyst at Avison Young, represented the firm.

“The resurgence of Downtown Atlanta has inspired many major companies, like Boston Consulting Group, to continue expanding their footprint in this historic part of town, bringing new jobs and investment to the area,” says Phil Barry. “Zeller's efforts to thoughtfully redesign and energize 100 Peachtree have begun to transform this iconic office tower into a place people want to work and play, creating vibrant experiences that will attract tenants and engage the community.”

According to a recent report from Jones Lang LaSalle, which handles leasing and management for 100 Peachtree, Downtown's direct office vacancy is the lowest it's been since 2011, while lease rates for class-A properties have jumped nearly 13 percent in the past two years. Recent leasing activity at 100 Peachtree reflects this strong growth.

Georgia's Own Credit Union moved its headquarters to 100 Peachtree last year – a historic move for the Atlanta-based company. The not-for-profit organization, which leases more than 100,000 square feet at 100 Peachtree, will celebrate its 85th anniversary in 2019. The company was founded Downtown as Atlanta Telco, and has since grown to employ 433 Georgians and counting, and serves more than 186,000 members across the state.

As part of the move, Georgia's Own Credit Union and ZRG will work with Skanska USA to bring the first digital building-top signage to Atlanta in early 2019. The innovative, 174-foot-long digital sign will display Georgia's Own Credit Union's logo on a more energy-efficient LED sign, as well as community-oriented messages promoting local and charitable events.

Amenities package upgrades at 100 Peachtree are expected to be completed in early 2019. The new digital building-top signage is set to be unveiled in time to welcome fans to Atlanta for Super Bowl LIII.
