Tower 46

NEW YORK CITY—SL Green Realty Corp. has signed two new leases for two separate, entire floors at its distinctive Midtown office building known as Tower 46, located at 55 W. 46th St.

TravelClick, an online provider of data and services in the travel and hospitality industry, has signed a 10-year lease for 22,518 square feet, to rent the entire 27th Floor. Its corporate headquarters are currently at 7 Times Square.

The investment management firm, Millburn Ridgefield Corporation, located at 1270 Avenue of the Americas in Rockefeller Plaza, has signed a 10-year, 22,523 square-foot lease to occupy the full 31st floor.

A source close to the transaction tells GlobeSt.com that the asking rents are $90 to $94 per square foot and that the move-in dates will be around December 1, 2018.

“The Midtown market continues to see strong interest in companies looking for high quality Class A office space with easy access to public transportation. Given existing and prospective tenants' continued preference for new construction, Tower 46 has enjoyed strong leasing velocity,” says Steve Durels, EVP and director of leasing and real property at SL Green.

Built in 2013, Tower 46 has become a well-recognized New York City structure due to its unique, zig-zagging, glass window, exterior design. The 347,855 square-foot, 34-story tower features column free-floors and floor-to-ceiling windows that extend 14-feet high. Building tenants include the law firm Nixon Peabody, Comcast and Everest Reinsurance.

CBRE's Jason Gorman and Laurence Briody represented TravelClick and CBRE's Scott Gottlieb represented Millburn Ridgefield with the leases. In both transactions, SL Green was represented by Peter Turchin, James Ackerson, Sam Seiler, Christie Harle and Cara Chayet of CBRE.
