Joan Creative Signs Lease At 44 Wall St.

The online marketing and creative services agency moves from Midtown South to Equity Office’s Downtown tower.

NEW YORK CITY—Joan Creative has signed an 11,734 square-foot lease at 44 Wall St. with Equity Office. The marketing, branding and advertising agency will relocate from its current office spaces at 433 Park Ave. South. The company will move into a portion of the 10th floor in its new downtown location in Q4 of 2018.

The terms of the lease were not disclosed but a source close to the transaction tells GlobeSt.com that asking rent was in the high $50s per square foot.

Joan Creative was founded in 2016 by Lisa Clunie, the former COO of Refinery29, and Jaime Robinson, who served as the co-executive creative director of Wieden+Kennedy’s New York office. Its clients include General Mills, Ferrara Candy Company and Google.

“When seeking Joan Creative’s next home, we wanted an environment that would match our adventurous spirit, foster collaboration, and inspire our team to think boldly,” says Clunie. “44 Wall’s vivid design and exceptional location in the heart of a vibrant creative community proved to be the perfect fit.”

Since acquiring 44 Wall St. in June 2016, Equity Office has been modernizing the building. Its renovations include construction of multiple pre-built floors with an updated design and a new lobby with artwork by New York City street artist Hellbent. This attracted substantial publicity including placement in the Architectural Digest list of “The 12 New York City Office Buildings with the Most Incredible Artwork.”

“Lower Manhattan has been transformed into the preferred location for the city’s most innovative media brands, and the new 44 Wall is at the epicenter,” says Scott Silverstein of Equity Office.

Other creative and technology tenants in the 24-story, 350,000 square-foot tower include GameChanger, a tech company that produces a digital scorekeeping app; JobDiva, a maker of recruiting software; and Funny Or Die, the online comedy company founded by Will Ferrell, Adam Kay and Chris Henchy.

In the leasing transaction, JLL’s C.J. Heitner and Howard Hersch represented Joan Creative. Equity Office was represented in-house by Zachary Freeman and Scott Silverstein, as well as by CBRE’s Adam Foster, Michael Rizzo, Zachary Price and Caroline Merck.
