1301 Ave. of the Americas

NEW YORK CITY—Arent Fox has moved and opened its offices to 1301 Sixth Ave., the 45-story, 1.8 million square-foot Midtown office tower, located between W. 52nd and W. 53rd streets. The law firm and lobbying group signed a 15-year lease with the property owner landlord the Paramount Group. It is renting 75,937 square feet, occupying the entire 41st and 42nd floors and half of the 38th floor. The New York Post had reported the asking rents are in the mid-$90s per square foot.

The firm, which established its New York presence in 1991, moved just a couple of streets east, vacating its offices at 1675 Broadway, between W. 52nd and W. 53rd streets.

Studios Architecture designed the space to include smaller private offices, collaboration rooms, a multi-purpose room for large events and meeting and conference rooms parallel to public space, contemplating people's natural movement in the office. The property has also been Gold LEED certified.

Arent Fox's New York managing partner Andrew Silfen notes the firm focused on updating its space. “We believe we have created a signature space that will foster collaboration among our attorneys and with our clients. This office is designed not only for today's practice of law and client demands, but also with the next generation of Arent Fox practitioners and legal leaders in mind. The space is a bold move away from the traditional law firm setting,” he says.

Constructed in 1963, the building was designed by Skidmore, Owings & Merrill as the original headquarters for JC Penney. The Paramount Group in a joint venture with Allianz Life Insurance Company bought the property at 1301 Avenue of the Americas from Macklowe Properties for $1.46 billion, according to Real Capital Analytics.

Colliers International's Howard Grufferman and Cynthia Foster represented Arent Fox and JLL's Frank Doyle, David Kleiner, Clark Finney and Harlan Webster represented the Paramount Group.
