NEW YORK CITY—Mayer Brown has signed a long-term lease expanding its space at 1221 Avenue of the Americas by 49,000 square feet, the entire 34th floor. With this increase scheduled for Q1 2019, the global law firm brings its New York office to a total of 235,000 square feet, spanning five floors at the 50-story Rockefeller Center tower.

Mayer Brown originally moved into the building in 2015. Richard Spehr, partner-in-charge of the New York office says the Manhattan office has experienced significant growth and “serves as a hub for firm lawyers and clients across the globe.” He adds, “The expansion of our current lease will enable us to further solidify the firm’s strategic commitment to the New York market for decades to come.”

With 1,571 attorneys the firm has offices across the US, in South America, Europe, Asia and the Middle East.

CBRE brokers Bob Flippin, Andrew Sussman, Lauren Crowley Corrinet and Anthony Dattoma represented Mayer Brown. An in-house team led by Ed Guiltinan, and Cushman & Wakefield brokers led by Rob Lowe represented Rockefeller Group.

“Mayer Brown’s expansion within 1221 Avenue of the Americas demonstrates the desirability of the building and the continued strong response to the capital improvements made to 1221,” says Guiltinan, SVP and head of leasing in New York for Rockefeller Group.

The law firm will construct tenant improvements in its leased space. In 2016, Rockefeller Group completed an approximately $50 million renovation of 1221 Avenue of the Americas that was designed by MdeAS. It included updated elevators and building systems and a new lobby, entrances and outdoor plazas.

The building is approximately 97% occupied. Some of the other tenants include Allen & Overy, Deloitte, Morgan Stanley, MUFG Americas Holdings, Mitsubishi UFJ Trust and Banking, NBCUniversal, Sirius XM Radio, Tokio Marine and White & Case.

1221 Sixth Ave. was designed by Harrison & Abromovitz & Harris, the architects for all of Rockefeller Center. It was originally completed in 1969, according to Real Capital Analytics.
