New York City—The Turkish Consulate General of New York has signed a lease with Fisher Brothers for the entire 30th floor, comprising 19,871 square feet at 605 Third Ave. They will move offices from 825 Third Ave. between E. 50th and E. 51st street to their new location down the street on Third Avenue between E. 39th and E. 40th streets in July 2018.
Although further details regarding the lease were not disclosed, a source close to the transaction tells GlobeSt.com that the asking rent was in the high $70s per square foot.
One of the five Turkish consular missions in the US, this office implements the diplomatic duties and services on behalf of the Republic of Turkey covering New York, New Jersey, Pennsylvania and Delaware.
“605 Third Avenue's close proximity to the United Nations makes it the ideal location for the Turkish Consulate General,” says Fisher Brothers partner Ken Fisher. The United Nations Plaza is located off E. 42nd Street and the FDR Drive.
JLL's John Wheeler and Damla Barrett represented the Turkish Consulate General. Fisher Brothers was represented in-house by Marc S. Packman and Charles P. Laginestra, as well as by Cushman & Wakefield's Louis D'Avanzo and Maria Travlos.
Since completing the $25 million capital improvement program in early 2016, Fisher Brothers has signed 260,000 square feet of leases at the tower. This includes a 15-year, 50,391 square-foot lease with the Permanent Mission of Japan, signed in April 2018, for the entire 27th, 28th, and 29th floors. In addition, the Permanent Mission and Consulate General of Finland in December 2016, signed a 15-year, 19,110-square-foot lease to occupy the full 35th floor of the building.
Some of the other 605 Third Ave. tenants are Informa, Univision, AECOM, David Hutcher & Citron LLP, Hodgson Ross, LLP, and the United Nations Population Fund.
David Rockwell and the Rockwell Group designed a new entrance and lobby with two oversized digital glass windows that function as giant kaleidoscopes and public art. Fisher Brothers also hired Convene to provide office hospitality services with a break room, meeting spaces, café and conference center. Communal spaces also include an outdoor terrace and lounge.
