CHAMBERS COUNTY, TX—It is beginning to look like all industrial, all the time, just to keep up with the e-commerce demand. Construction is set to begin in October on the 349,440-square-foot Cedar Port IV Distribution Center at Fisher Road and Highway 99/Grand Parkway. Cedar Port IV will be a rail-served dock-high distribution facility on 22.74 acres in Cedar Port Business Park, according to Clay Development & Construction Inc.

Clay purchased the land for Cedar Port IV last month and completion is scheduled for summer 2019. Clay’s original 79.57-acre Cedar Port property was purchased in December 2015 and has been developed, including the 1 million-square-foot Ikea distribution complex, its first on the Gulf Coast.

The Cedar Port IV site is located immediately east of FM 1405. The Port of Houston, Interstate 10 and Highway 146 are within minutes of the property.

“Cedar Port IV has an increasingly rare commodity for large industrial users in the Houston area: direct access to multiple transportation modes. The project is served by two of the area’s three large railroads, the Grand Parkway/Beltway 8/I-10 and the Port of Houston’s terminals,” says Robert Clay, president of Clay Development & Construction. “Access and newly built state-of-the-art distribution space are priorities for every company in the market. We are building Cedar Port IV to meet or exceed those specifications.”

The site can accommodate a 72,320-square-foot building expansion. Cedar Port IV will feature 32-foot clear-height ceilings, 50-by 52-foot column spacing and 60-foot loading bays. The professionally managed, deed-restricted Cedar Port Business Park provides a regional water detention program and ESFR fire sprinkler system.

Billy Gold and Joseph Smith of CBRE, along with Charlie Christ of Clay Development & Construction, will handle sales and leasing of the building. Construction and architecture for Cedar Port IV are by the in-house team at Clay Development & Construction. Construction financing is by Frost Bank.
