Filling the Void for For-Sale Housing Options
Lennar has broken ground on Tustin Legacy, a new masterplanned housing community that will bring 218 for-sale homes to Orange County’s tight housing market.
Orange County has a tight for-sale housing market, and growing pent-up demand for new supply. Demand is so high, in fact, that Levity at Tustin Legacy, a new housing community from developer Lennar, has already received interest from potential buyers only a week following ground breaking. Levity will bring 218 new for-sale homes to the market in various sizes and configurations that will best serve the market. It includes Fleet townhomes, a collection of townhomes; Velocity, stacked flats; and Icon, a community of single-family detached homes.
“Tustin Legacy has created a popular destination in a popular location,” Jeremy Parness, California coastal division president for Lennar, tells GlobeSt.com. “There is very little inventory on the market, and so I think that demand for this location will be extremely strong. People have already reached out to be put on a waiting list for the first releases, and there is already some interest being signaled, even now.”
Levity at Tustin Legacy, a masterplan community in the former Marine Corps Air Station, will target younger buyers and will include access to The Connection, a community center in the masterplan. “The community is going to fit well within the overall master plan. We have three distinct home collections that are going to be very well situated within the market,” says Parness. “From the outside, the project is going to look amazing, and I believe that it is a notch up in terms of elevation. It is going to look beautiful from the street. On the inside, the project is going to be part of our well established everything is included platform and will feature our home automation package. That will offer high-tech and high level finishes inside and out.”
While the project will supply the market with more for-sale housing opportunities, the homes will also be pioneering in terms of technology. The homes will be certified WiFi homes with WiFi strategically places throughout the home. As a result, there will be stronger Internet without dead zones. “That gives us the opportunity to scale and change with the times as new features come out for home automation,” says Parness.
In addition to the homes, the location—central in Orange County and near transit options—is ideal for potential buyers, according to Parness. “The city’s vision for the master plan is exceptional, and having an opportunity to be part of that is very exciting for Lennar,” he says. “The site is extremely well located and close to a revitalization areas as well employment centers and transit corridors.”
The project is currently under construction. While Lennar does not have a public delivery deadline, Parness says that sales efforts are slated to begin in June 2019. “I would expect deliveries to follow with that timeframe,” he added.
