BETHESDA, MD--Carr Properties and Clark Construction Group will hold its formal groundbreaking for 7272 Wisconsin Ave. later this week, part of a wave of development in this submarket.Situated at the intersection of Wisconsin Avenue and Elm Street, 7272 Wisconsin is the future home of The Wilson and The Elm, a mixed-use development project that will include office, retail and residential space. The property will sit atop Metro's Bethesda Red Line, the future Bethesda Purple Line Light Rail Station and the Capital Crescent Trail.Once completed, The Wilson and The Elm will be 937,000 square feet, consisting of a 23-story, 360,000-square foot office tower with ground floor retail, two residential towers housing 456 units, and a shared above and below-grade parking facility. The Wilson is slated to deliver in the third quarter of 2020 and first half of 2021 for The Elm.One tenant in the building will be a unit of Fox Television Stations, which plans to build out out a 57,500 square foot studio, newsroom and office space. This lease was announced last year but it recently closed.Bethesda is experiencing a development renaissance at the moment. Besides 7272 Wisconsin Ave., JBG Smith is developing the 287,000-square foot 4747 Bethesda Ave. There are four other projects in the pipeline totaling 466,000 square feet across Montgomery County and Prince George's County, which are scheduled to deliver by year-end.
