SSRGA Law Firm Leases at 444 Madison Ave.
The law firm is relocating to the fifth and sixth floors of the Westbrook Partners’ Midtown East art deco office tower.
NEW YORK CITY—Schwartz Sladkus Reich Greenberg Atlas LLP is moving up the street from 270 Madison Ave., between E. 39th and E. 40th streets, to 444 Madison Ave., between E. 49th and E. 50th streets. The law firm has signed a 12-year lease for 33,115 square feet, occupying the entire sixth floor and part of the fifth floor, expanding its 22,000 square-foot footprint from its current location. Their move is scheduled for early 2019.
A source close to the transaction tells GlobeSt.com that the asking rent was $69 per square foot, but the accepted price tag was slightly below that amount.
SSRG was represented by JLL’s Mitchell Konsker, David Dusek and Harley Dalton. The landlord was represented by CBRE’s Paul Amrich, Patrice Meagher and Meghan Allen.
“SSRGA was looking for significantly larger offices in a building with a strong avenue address, and 444 Madison Ave. certainly provided that,” says Konsker. “The property offered the convenience the law firm sought for its clients and employees, as well as efficient floor plates and a full-floor identity.”
The law firm represents clients in real estate, litigation, health care, trusts and estates, corporate, intellectual property and matrimonial practice areas and projects future growth, as reflected in its real estate move.
On its website, the firm describes its mission as having loyalty and integrity in serving clients. It also notes, “We strive to maintain a culture characterized by hard work, respect and dignity for all, non-egotism, fairness and a sense of humor.”
Architects Kohn, Vitolo & Knight designed the 42-story office tower, which was constructed in 1931. It expands an entire block and offers views of St. Patrick’s Cathedral and the New York Palace Hotel. An affiliate of Westbrook Partners acquired its interest in the property in 2007.
