ALPHARETTA, GA—Lincoln Property Company Southeast is planning four premium move-in ready speculative office suites at Deerfield Point, a two-building, class A office development located in the heart of Alpharetta, GA. Lincoln's Matt Davis and George Gwaltney handle leasing of the property on behalf of the owner, TerraCap Management.

The four spec suites will range from 2,404 to 4,743 square feet. TerraCap invested more than $40 per square foot in each suite to construct high-end spaces well differentiated from the competition. Each suite offers prominent wall signage opportunities, flexible office configurations, abundant exposure of sliding glass entry and natural light. Premium contemporary finishes include quartz countertops, stainless appliances and custom wall tile. Suites range in additional features including a variety of conference and meeting places and private offices.

“The balance of luxury, comfort and convenience that Deerfield Point offers tenants makes it a prime location for companies seeking modern office space in a suburban setting,” says Lincoln's Davis. “These move-in ready spec suites will cater to the professionalism of North Fulton tenants and we look forward to these exciting upgrades at the development.”

Deerfield Point is located at 12725 and 12735 Morris Road and consists of a pair of four-story office buildings totaling more than 208,000 square feet. Just north of Atlanta, the office buildings are located close to Georgia 400 and Exit 11/Windward Parkway. Adjacent to the 28-acre Plaza at Windward retail development, Deerfield Point offers a walk-to amenity base for tenants with casual dining options, fine restaurants, and local retail boutiques while also offering an abundance of onsite amenities, including a newly renovated fitness center.
