Law Firms Are King at Tishman Speyer’s 125 High St.

BOSTON—Three law firms have signed lease deals totaling in excess of 184,000 square feet at Tishman Speyer’s 125 High St. high-rise building here.
The largest deal was the relocation of law firm Burns & Levisnon to approximately 100,000 square feet of space at 125 High St. The law firm will relocate its more than 250 attorneys and staff from 125 Summer St. to the 30-story, 950,000-square-foot Class A office tower in July 2019. The new lease at 125 High St. has a term of 15-years and encompasses two floors at the building. Its present space on Summer St., where it has operated for the past 28 years, spans five floors. Burns & Levinson has hired Gensler to design the interior space.

We love the new location, which borders on two important symbols of the new Boston: the Greenway and the Seaport,” says David P. The new space will bring us together on two connected floors that will be designed from the ground up for interaction.”
Although design plans are still being finalized, Burns & Levinson intends to have its new offices include a grand staircase that connects its two floors into one cohesive office. Burns’ goal is to create a space that fits the entrepreneurial style of lawyering that predominates in the firm. Multiple common areas for people to talk, work, and interact in comfortable and engaging environments will promote collaboration and help build a sense of community, the law firm states.

Tishman Speyer also reports the law firm Hogan Lovells has signed a new lease for 41,291 square feet for 15 years at the property. One of the world’s leading law firms, with 2,800 attorneys in 49 cities, Hogan Lovells is relocating its Boston office from 100 High St.
In addition, Pepper Hamilton LLP has signed a lease renewal for approximately 42,105 square feet for six years at the property. The law firm, with more than 400 attorneys serving clients from offices throughout the U.S. and in Europe, has operated its Boston office at 125 High St. since 2007.
125 High St. is a three-building, 1.5 million-square-foot office complex located in Boston’s Financial District. The complex, which encompasses a full city block, sits prominently on the Rose Kennedy Greenway and is bounded by High, Oliver, and Pearl streets, includes three structures: the Oliver Street Tower; the High Street Tower; and 131 Oliver St. The property covers 2.5 acres connected via an 11-story glass atrium and also includes a 766-space underground parking garage.
