DUNWOODY, GA—Grubb Properties has submitted a formal rezoning request to the Dunwoody City Council following what it described as “a thoughtful process of working with appropriate stakeholders.” The request covers a 19.4-acre site in Dunwoody, just north of I-285, and proposes a walkable, mixed-use development, Park at Perimeter Center East, that will include a mix of 900 condominiums, 500,000 square feet of new office space, approximately 12,000 square feet of retail and nearly three acres of green space.

The site currently includes three existing office buildings, one of which was previously Dunwoody's City Hall, and surface parking lots. Grubb Properties' plan will completely transform the property, with a focus on bikeability and walkability that encourages multimodal activities, promotes nearby transit options and encourages non-vehicular connections to area retail. Grubb Properties is also committed to bringing public art to the development, including a focus on the proposed green space.

Grubb Properties was originally attracted to the site because of the opportunity it saw in activating the sea of parking lots. After acquiring the site, Grubb Properties spent time in design charrettes and created a program for listening to residents and stakeholders in the area. The firm has already invested heavily in refurbishing the existing 285,000 square feet of office space with refreshed interior spaces and updated lobbies. Current tenants include Veritas Collaborative; Alzheimer's Association, Georgia Chapter; Hotel Equities and Marx Okubo Associates.

The updated request includes four for-sale residential components that could rise a maximum of 14 stories, as well as for-sale townhomes, all of which would be owner-occupied. The site will have a 12-foot shared-use path around the perimeter, which will run alongside an existing bike lane.

“We envision this mixed-use development to be a haven for residents and employees of the area,” says O'Shaughnessy. “With multiple access points around the site for pedestrians, bicyclists or even those who want to ride scooters, Park at Perimeter Center East's past life as parking lots will be quickly forgotten by those connecting with friends and colleagues on the property.”

Grubb Properties is seeking to rezone the site from Office Industrial to PC-2, or Perimeter Center subarea 2.
