Historic Neighborhoods Filling Up With New Multifamily
Developers are seizing opportunities in secondary cities like Kansas City.
KANSAS CITY—The current multifamily boom is not confined to the nation’s primary cities. Secondary cities are also seeing a lot of activity, especially in historic neighborhoods that renters consider highly desirable. And Downtown Kansas City and other nearby areas are getting their share. The Opus Group, along with Central Bank of the Midwest and CTK Real Estate, have just started construction on a 256-unit mixed-use apartment complex in the historic Westport neighborhood. The development, located at the corner of Westport Rd. and Broadway Blvd., will also feature 10,000 square feet of ground-level retail space.
“Westport has a unique, historical aesthetic, and this project will bring that attitude to life in a contemporary way,” says Joe Downs, vice president, general manager, Opus Development Co., LLC.
The six-story project will include two guest suites and 254 apartment units, which will be a mix of junior studio, studio, alcove, one- and two-bedroom floorplans. Units will feature luxury interior finishes, including nine-foot ceilings, stone countertops, designer backsplash and lighting packages, vinyl plank flooring, stainless steel appliances, over-sized windows, and in-unit washers and dryers.
Opus will use architectural details that reflect the neighborhood’s aesthetic with modern, clean lines and materials. The project will also include an array of community amenities, with a club room and adjacent roof-level terrace that will overlook Westport Rd. and Broadway Blvd., offering views of the Country Club Plaza. Another larger, lower-level amenity terrace overlooking Broadway will have a pool, fire pits, lounge areas, grilling and dining capabilities and an adjacent club room. Additional amenities include state-of-the-art fitness equipment and Fitness On Demand, conference rooms, co-working vestibules, spa, dog wash station, secure bike storage and storage space for residents, as well as two levels of secure underground parking with direct access to residential floors.
Opus Development Co., LLC is the developer, Opus Design Build, LLC is the design-builder and Opus AE Group, LLC is the interior designer, architect and structural engineer of record. The partners plan to complete the project in spring 2020.
