IRVING, TX—Construction has commenced on the new 259,947-square-foot build-to-suit US Citizenship and Immigration Services' Texas Service Center at the Dallas/Fort Worth Airport.
A joint venture of Trammell Crow Co. and Elm Tree Funds was awarded a 20-year build-to-suit lease in August with the General Services Administration for the project. Construction financing is being provided by JP Morgan Chase Bank, N.A. No development cost for the project was released. Elm Tree Funds is headquartered in St. Louis. Trammel Crow's headquarters is based in Dallas.
“We are pleased to officially be underway on this important project for the US Government,” says Tom Finan, a managing director with TCC's MidAtlantic business unit. “This groundbreaking milestone is the result of a tremendous amount of effort over the past year by our design and development team and the GSA and USCIS teams responsible for the facility.
The one-story highly-secure, environmentally friendly and efficient facility, situated at the northwest intersection of N. Belt Line Road and President George Bush Turnpike, will sit on approximately 27 acres on a 40-year ground lease with the DFW Airport. The project, as with their FAA facility in Fort Worth that was completed in 2015, is a joint effort between TCC's Dallas Fort-Worth and MidAtlantic offices.
“By consolidating several locations into one, new efficient building that better promotes employee collaboration, the USCIS will be able to continue it's important government work,” said Scott Krikorian, senior managing director of TCC's Dallas-Fort Worth business unit. “Our partnership with the DFW Airport, Elm Tree Funds and the City of Irving has been instrumental in the success of this deal.”
Gensler is the project architect and Manhattan Construction Co. is the general contractor. Additional team members include: Halff Associates (civil), Thompson Ehle Company (MEP), Cardno (structural), Thornton Tomasetti (security), mycoskie+mcinnis+associates (landscape) and CBRE (property management).
