Kaufman County Continues to Reel in Residents

Studies by the Texas State Data Center predict continued rapid land development and population growth for the Dallas area in general and for Kaufman County in particular during the coming decades.

CRANDALL, TX—As the entire country struggles to fulfill demand for affordable single-family homes, Kaufman County has flourished and continues to be the number one most active real estate submarket in DFW. Demographic studies prepared by the Texas State Data Center predict continued rapid land development and population growth for the Dallas area in general and for Kaufman County in particular during the coming decades.

To take on that growth, SOCFM Developer recently acquired a 903-acre property in Kaufman County from Dallas developer James Mabrey. The property named Wildcat Ranch is a master-planned development for 3,100 single-family homes from the $200,000s, including builders KB Homes, Beazer Homes and DR Horton Homes. The site is located on US 175 in the extra territorial jurisdiction of Crandall, located 25 minutes southeast of Dallas.

“The phenomenal growth in Kaufman County and the opportunity to provide a well-planned community to value-conscious homebuyers in the metroplex attracted us to this property,” said Patrick Sessions, managing partner of SOCFM Developer LLC. “We’re looking forward to doing business in the city of Crandall and bringing a quality development to the area.”

Trez Capital provided project acquisition and development funding for the transaction. PMB Capital Investments of Dallas will partner with SOCFM Developer LLC to manage the day-to-day operations of Wildcat Ranch.

Delivery of the first phase of homes is scheduled for late 2019. The community will include several comprehensive amenity complexes, generous open space and a broad entry boulevard. The property also has a newly constructed elementary school that will serve the community beginning in the 2019-20 school year.

Kaufman County is located near one of the US’ top urban areas and has experienced rapid population growth, agricultural land conversion and urbanization during the past 10 years. The Census Bureau reported that the county was the eighth fastest-growing county in Texas (of those with more than 10,000 residents) in 2005, based on the population increase between 2000 and 2005.
