Land Disturbance Permit Issued for Triad Medical Center
Early site work will begin in the fourth quarter for Triad Properties’ class A MOB
ALPHARETTA, GA—A land disturbance permit has been issued for the development of Triad Medical Center, a 95,000-square-foot class A medical office building located at the corner of Georgia 400 and Old Milton Parkway in Alpharetta, GA. George Olmstead and Brandon Wallace of Cushman & Wakefield are leasing the building on behalf of the owner, Huntsville, Alabama-based Triad Properties.
“Triad Medical Center was designed with the patient in mind, with convenience that extends beyond its highly visible and readily accessible location near Northside Hospital’s Alpharetta campus,” Wallace says. “With most of the 700,000 square feet of medical office space that surrounds the building already filled, we anticipate strong demand for Triad Medical Center.”
The four-story building offers flexible spaces from 1,500 to 24,000 square feet for a full-floor lease. The building offers the unique opportunity for highly visible signage fronting Old Milton Parkway, creating an enhanced branding opportunity for an urgent care center, pharmacy, outpatient surgery or other healthcare use. A potential outparcel location is available as well. Site clearing is set to begin in the fourth quarter. Smallwood Reynolds and Stewart Stewart are the architects and Choate Construction is the general contractor.
