NEW YORK CITY—The global fintech firm Broadridge Financial Solutions, Inc. has signed a 15-year lease covering four full floors at 605 Third Ave. with the landlord owner Fisher Brothers.
The S&P 500 company that provides investor communications, technology services, data and analytics to the financial services industry will occupy 85,000 square feet across the 39th through 42nd floors of the 1.1 million square-foot, 44-story tower, starting in January 2020.
An industry source tells GlobeSt.com that the asking rent in the Midtown building was in the low 80s.
In early 2016, Fisher Brothers completed $25 million in renovations of the building which they originally had constructed in 1963. With the upgrades, the property was certified LEED Gold by the U.S. Green Building Council. In addition, after completing the capital improvement program, the real estate firm has leased nearly 400,000 square feet in the building, which is now 93% leased.
“Our leasing successes are a testament to the enduring strength of Midtown and a validation of our efforts to modernize the property through the lobby renovation,” says Fisher Brothers partner Ken Fisher.
Designed by David Rockwell and the Rockwell Group, the renovation created a new building entrance and more spacious lobby. The team installed two oversized, digital, glass windows in the lobby, which function as giant kaleidoscopes and public art. In addition, Convene provides tenant amenity and conference services.
Located between E. 39th and E. 40th streets, the building also houses the offices of Informa, Univision, AECOM, David Hutcher & Citron LLP, Katsy Korins LLP, the United Nations Population Fund, Deluxe Financial Services, the Turkish Consulate General and Japan's Permanent Mission to the United Nations.
In the most recent transaction, Paul Amoruso and Michael Ciotta of Oxford and Simpson represented Broadridge. Fisher Brothers was represented in-house by Marc Packman and Clark Briffel, as well as by Cushman & Wakefield's Bruce Mosler, Louis D'Avanzo, Andrew Ross, Michael Baraldi and Maria Travlos.
