NEW YORK CITY— Berry Appleman & Leiden, LLC, has rented 19,000 square feet of office space at Eleven Times Square. The 40-story, 1,100,100 square-foot office and retail tower is located at 640 Eighth Avenue at W. 42nd Street in Midtown Manhattan.

The law firm focused on immigration around the world signed a seven-year deal. A source with knowledge of the transaction tells GlobeSt.com that rents were in the low $60s.

Berry Appleman is occupying a portion of the 11th floor. The 601-foot tall, LEED Gold-certified building designed by FXFOWLE architect Dan Kaplan, was completed in 2011. It was developed by SJP Properties, which manages, leases and operates the building. The joint venture of SJP Properties and Prudential Real Estate Investors sold a 45% stake in the building to Norges Bank Investment Management in February 2015 for approximately $507 million, according to Real Capital Analytics.

Avison Young's Eddie Tillman, Brooks Hauf, Peter Johnson, Robert Nero and Cole Chartash represented the tenant in the negotiations. Kristen Morgan, Paul Glickman, Mitch Konsker, Ben Bass, Daniel Turkewitz, Diana Biasotti of JLL, and Jeff Schotz of SJP represented the building ownership.

“We were able to find space for immediate occupancy, following our client's required business timeline,” says Tillman. “Originally a 10,000 square-foot sublease, we coordinated a termination and expanded the premises into a direct, adjacent unit for a total of 19,000 square feet.” He adds that the space will allow for the rapid growth which the law firm is experiencing across the county.

Eleven Times Square is the last building to be constructed as part of the 42nd Street Development. The renewal, which began in 1980, stretches two blocks along 42nd St. between Broadway and Eighth Ave.
