Two Tenant Pad Site Sells for $5M in Sicklerville, NJ

SICKLERVILLE, NJ—A two-tenant pad site featuring Buffalo Wild Wings and AtlantiCare Urgent Care sold for $5 million to a Livingston, NJ-based private investor who was not identified.
Mark Krantz, associate, and Derrick Dougherty, first vice president investments in Marcus & Millichap’s Philadelphia office, had the exclusive listing to market the property on behalf of the seller, GVR Realty, based in Piscataway, NJ. Krantz and Dougherty also secured and represented the buyer.
“The site is well located as an outparcel to a 200,000-square-foot lifestyle center with tenants that have strong roots in the submarket,” Krantz says. “In today’s retail environment pad sites continue to experience a strong investor demand because of their location, access, visibility, and customer base.”
Located at 627 Cross Keys Road, Sicklerville, NJ, the site is anchored by Buffalo Wild Wings, a national chain, and co-anchored by AtlantiCare. The urgent care recently renewed for another five years, showing commitment to the site.
The building benefits from its established location in the Gloucester Township submarket, only 15 miles from Philadelphia and 45 miles from Atlantic City. The property is strategically located at a signalized intersection along Cross Keys Road, a primary retail corridor which averages more than 44,000 vehicles per day.
