TRAMMELL CROW CO.'S HEALTH, WELLNESS & LIFE SCIENCES PROGRAM

Trammell Crow Co. began its healthcare and life sciences program with the singular mission of providing development and real estate services to hospitals and healthcare systems. Its focus begins with understanding their clients' mission and objectives and partnering toward an efficient and cost-effective outcome, including comprehensive development and management solutions, complex major project management, land acquisitions and advisory and consulting services. Over the past decade, TCC has developed more than $3.5 billion worth of healthcare real estate, including medical and physician office buildings, hospitals, laboratories and life science facilities and ambulatory care and outpatient facilities, totaling more than 15 million square feet.

Eric Fischer serves an integral part of the TCC's comprehensive healthcare development management and investment strategy for key national relationships and initiatives. As managing director, he directly oversees TCC's Mid-Atlantic health and life science developments, which includes the one-million-square-foot McMillan Redevelopment, and MedStar Georgetown University Hospital's Medical and Surgical Pavilion.

The TCC team also serves as the owner's representative for MedStar Health's Medical/Surgical Pavilion on the Georgetown University campus, an 840,000-square-foot project that broke ground in the first quarter of 2018. Fischer led the project through a three-year regulatory and entitlement process from the Department of Health's Certificate of Need, through the Commission of Fine Arts, and ultimately through Washington, DC's Office of Planning and Department of Consumer and Regulatory Affairs. He serves as Chairman Emeritus for the Urban Land Institute's Healthcare & Life Sciences Council. In this role, Fischer provides best practices in the development of healthcare and life science-related projects and fosters discussions on existing assets, permitting and procurement processes, re-investment, development, construction and results achieved.

With a specific focus on healthcare facilities development, Houston-based principal Davis Griffin is responsible for all aspects of the development process, from identifying opportunities to contract negotiation, financing and leasing. She has significant experience with healthcare, office, and higher education development projects, including medical office buildings and clinical facilities. She actively covers the Houston, Austin and San Antonio markets, and works with clients who have facilities needs in other regions in the US.

Griffin has worked with health systems to solve operational problems and execute strategic plans, bringing perspective from 12 years of healthcare development experience. Most recently, she worked with a health system and operator to identify multiple locations for micro-hospital facilities that would provide healthcare services to multiple submarkets throughout the city. These were the first small community hospitals of their type in the state.

Also experienced in managing the leasing of medical office space to physician tenants, Griffin developed a deep understanding of the importance, intricacies and complexities of physician relationships with healthcare systems. She also provides peer reviews within TCC for healthcare developments in other cities, contributing her expertise to evaluation and execution of deals.

As vice president for TCC's national healthcare practice, Nancy Moses' primary focus is on healthcare development for TCC's Southern California-Los Angeles business unit. She is responsible for all aspects of the development process including sourcing new opportunities, execution and disposition. She specializes in client management, helping users identify and implement real estate solutions that provide high quality care to patients. Moses is sought after by clients for her ability to drive their own user groups to decision-making consensus, and then provide a turnkey delivery from the initial programming through project close-out. She carries the projects from initial client interviews to move-in and occupancy. She has successfully expanded the TCC Los Angeles healthcare platform by delivering nearly 500,000 square feet of medical office space.

Moses and her team just broke ground on a 52,000-square-foot medical office building in Willowbrook, CA, supporting the newly opened Martin Luther King, Jr. Community Hospital, a safety net hospital providing much needed care to a dramatically under-served community. The new medical office building will include a 14,000-square-foot ambulatory surgery center and help provide much needed healthcare to a neighborhood that has an approximate shortage of 1,200-full-time equivalent physicians. For the past three years, Moses has supported the University of Southern California's healthcare expansion by overseeing the delivery of over 85,000 square feet of medical office and laboratory space throughout the Downtown Los Angeles, Alhambra, Verdugo Hills and San Diego area.

Fischer, Griffin and Moses all work closely with TCC's 16 business unit leaders and teams across the country to identify and execute on successful healthcare development and investment projects.
