Chicago, IL—JLL Property Management recently launched the JLL Curae Approach, a collection of various products and programs focused on a better client, tenant and employee experience. This approach was created to help tenants increase their employees' overall well-being, productivity, and workplace efficiency.

“Our Curae Approach is really a combination of two things: how we can make our landlords and tenants lives better—which fits into our company's passion and convictionplus amenity activation, which is working with our landlords and clients to basically make their building come to life,” says Mark Zettl, JLL President, Americas, Office Property Management.

Some of the amenities that landlords will be able to offer to their tenants through the Curae Approach includes yoga, self-defense classes, wellness programs, social programming and educational seminars. The program is also striking partnerships to supplement these offerings.

Partnerships Are Key to Services

One of those partnerships includes HqO, an app-based platform that enables JLL property managers to give clients and their tenants, as needed, remote controls for their property.

The HqO app updates building occupants about such topics as transportation alerts, smart building features, amenities and property communication. Its view of the building is very granular: For example, the app can sign-up an employee for a class, wait-list someone for another popular class or even view the snack offerings from the vending machines.

Another partnership is with Office Depot where JLL allows tenants and their employees to access a 12%-22% discount on not only office and breakroom supplies but also on items needed to meet their physical space needs such as furniture and office equipment.

“I Care For” In Latin

Curae Approach will also recruit community managers to be onsite and to find services from the local community to add to the  building's amenities, says Zettl. The community manager can also add programming for that specific building based on community and tenant feedback.

“Curae,” translates into “I care for” in Latin, and it accurately describes our new approach,” says Zettl. “We aim to somewhat recreate the hotel hospitality environment within the office setting. Hotel guests have always enjoyed so many amenities and now its time for JLL's tenants and their employees to experience some of those same amenities as well.”

The Curae Approach rollout will primarily occur in class A, urban buildings including recently retrofitted assets.

“Through these products and new offerings, we will be empowering our clients across the country with services that go beyond what you would expect from a property management provider to creating a working world where wellness, education, value and sustainability are standard offerings for our tenants,” said Zettl.
