Proximity to Microsoft is Demand Driver for Construction
New-construction residential communities that are ready for immediate move-in are hard to come by in Bellevue and buyers from the technology sector who want to be close to jobs at Microsoft are finding Avid appealing.
BELLEVUE, WA—Seattle-Tacoma leads the Colliers International 2019 office index, maintaining the position it captured last year. So it stands to reason that housing in office-using areas such as near Microsoft’s Redmond campus would be a big draw.
In fact, one of the few new construction townhome communities on the market in Bellevue has been met with high demand. Avid by Intracorp is a collection of 49 three-story townhomes nearing sell out with just three homes remaining.
Located at 1543 139th Ct. NE on the corners of Bel-Red Road and 140th Avenue NE, the development features a mix of three-, four- and five-bedroom floorplans ranging in size from 1,504 to 2,048 square feet, all with attached two-car garages. Once these three homes sell, Avid will join Intracorp’s roster of nearly 40 sold-out residential projects within Washington alone.
“Intracorp has sold more than $40 million in real estate to date at Avid Townhomes in Bellevue,” Christine Johnson, vice president of marketing and sales at Intracorp, tells GlobeSt.com. “New-construction residential communities that are ready for immediate move-in are hard to come by in Bellevue and we’ve been fortunate that our offering was met with high demand. We’ve seen a lot of buyers from the technology sector–those who want to be close to their jobs and have easy access to all the shopping, dining and entertainment options in downtown. Our proximity to major corporations like Microsoft’s Redmond Campus has been a big draw.”
Among the three residences that remain available include Residence 46 and Residence 47, two 1,504-square-foot homes priced from $829,880 and complete with three bedrooms, two-and-a-half bathrooms, west-facing living rooms and master bedrooms, and a tandem two-car garage with access to outdoor seating areas. Residence 17 is a 1,590-square-foot home priced from $899,880 including three bedrooms, two-and-a-half baths, views of the community courtyard from the front porch and deck, and a master bedroom suite with a high-angled ceiling, double-sink vanity and walk-in closet.
The townhomes were designed by Freiheit & Ho Architects. Kitchens feature quartz countertops with a full-height decorative glass backsplash, under-mount sinks, stainless steel appliances, gas ranges with convection ovens, stainless/glass hoods and white-painted/stained-wood cabinets. A kitchen island with pendant lighting is also available, per plan.
Master baths are designed with oversized showers and dual vanities, quartz countertops with porcelain under-mount sinks, full vanity mirrors, 36-inch-tall wood cabinets, hand-set tile floors and shower walls, and semi-frameless glass shower doors.
The homes have high-efficiency water heaters, 2 x 6 exterior wall construction and whole-house networking with cable, phone, USB charging ports and Cat5 wiring.
The community is also built around a central park with access to a play structure, grassy lawn areas and comfortable outdoor seating. To the north of the development is Kelsey Creek with a walking path that lands at a custom art wall depicting salmon from the northwest.
