The national insurance company takes two floors at H.J. Kalikow & Co.'s office building.
NEW YORK CITY—Alliant Insurance Services is moving into the 49-story, black glass office tower at 101 Park Ave. in Q3 or Q4 2019. The insurance company with multiple offices in 25 states signed an 11-year, 48,500-square-foot lease with the owner H.J. Kalikow & Company. Alliant will occupy the 12th and 14th floors. Asking rent in the skyscraper ranges from the $70s to over $140 per square foot for the top of the building.
Cushman & Wakefield’s John Cefaly and Nicholas Dysenchuk represented the landlord. Joseph Cabrera and David Glassman of Colliers International represented the tenant.
“101 Park Ave. provides a prestigious business address in an unparalleled location,” says Peter S. Kalikow, president of H.J. Kalikow & Co., LLC. “Alliant Insurance Services will benefit from the building’s proximity to public transportation at Grand Central Terminal as well as the services at the trophy property.”
The building’s amenities include a parking garage, bank, dining options and concierge services. Club 101, a members’ luncheon dining and meeting space, is located at the property. Built in 1982, the 1.3 million square-foot building has been renovated, with upgraded elevators and HVAC systems and modernized finishes.
The American Kennel Club recently relocated its headquarters to the building and opened the Museum of the Dog on the ground and third floors. Other tenants include Federal Home Loan Bank, Morgan Stanley, Tiger Management, and the law firms Fox Rothschild; Kelley Drye & Warren; and Morgan Lewis & Bockius.
