CHICAGO, IL—InnerWorkings, a global marketing execution firm, has leased 41,443 square feet of space at 203 N. LaSalle St., Chicago, IL, for its headquarters, in a transaction brokered by Transwestern senior vice president Jeff Dowdell, executive vice president Eric Myers, and vice president William Briggs, who represented the landlord, which was identified as Sumitomo, a publicly traded international holding company, by Real Capital Analytics, a proprietary research database that tracks commercial real estate transactions.
“203 N. LaSalle St. offers a better location for InnerWorkings' headquarters and gives our team members immediate access to all CTA lines and nearby walkable amenities,” says Renae Chorzempa, chief human resources officer for InnerWorkings. The company is relocating from 600 W. Chicago Ave.
The Transwestern leasing team has secured more than 75,000 square feet of new leases in the last six months. This latest transaction brings the building to 71-percent leased, up from 59 percent when TCS was awarded the leasing and property management assignment. There is currently a 170,000-square-foot, large block of office space available for lease.
“203 N. LaSalle St. is in position to capture the interest of growing tenants, like InnerWorkings, seeking large floorplates, new amenities, and access to the city's workforce,” says Dowdell.
203 N. LaSalle St. is a 625,000-square-foot, class A office tower at LaSalle and Lake streets in Chicago's Central Business District. The LEED Platinum building has completed a $15 million capital improvement project modernizing the building and installing first-class amenities, including an updated lobby and retail concourse, new conference center and tenant lounge, and a new state-of-the-art fitness facility.
InnerWorkings serves brands across a range of industries, including retail, financial services, hospitality, consumer packaged goods, nonprofit, healthcare, food and beverage, broadcasting and cable, automotive, and transportation. Brandon Glick, Chris Bargowski, and Sam Picchiotti of Mohr Partners provided tenant representation services.
