Hillwood Acquires 1 Million SF Atlanta Distribution Building
The property adjacent to Interstate 85 at 117 Valentine Industrial Parkway totals 1.021 million square feet and was recently completed by USAA Real Estate/Seefried of Atlanta.
ATLANTA—In a deal that expands its industrial portfolio in the Southeast, Dallas-based Hillwood has acquired the more than 1-million-square-foot Valentine 85 Logistics Center here in the northeast Atlanta suburb of Pendergrass, GA.
The property adjacent to Interstate 85 at 117 Valentine Industrial Parkway totals 1.021 million square feet and was recently completed by USAA Real Estate/Seefried of Atlanta. No financial terms of the transaction for the Class A distribution building were disclosed.
“We are enthusiastic about expanding our platform in Atlanta,” says Amy Curry, Hillwood senior vice president. “With the addition of Valentine 85, we can now accommodate customers ranging from 50,000 square feet to 1 million square feet throughout metro Atlanta.”
Hillwood notes that the Valentine 85 Logistics Center was developed with modern design specifications including 40’ minimum clear height, tilt-up concrete, construction, 7” ductilcrete floors, 50’ x 56’ bays w/ 60’ speed bays, 185’ full concrete truck courts, an R18 – 45 Mil roof, parking for 446 cars and 267 trailer positions (both expandable).
In February, Hillwood made news closer to its home base when it reported that it will build three new speculative industrial buildings totaling approximately 1.5 million square feet at its 26,000-acre master-planned AllianceTexas development. The new space is comprised of two buildings in Alliance Northport and one building in Alliance Westport at the complex being developed in the heart of the Dallas-Fort Worth metroplex,
When fully expanded, the Alliance Westport facility will be one of the largest distribution centers available in the United States. The new buildings were scheduled to break ground this month and be completed in the fourth quarter of this year.
