SAN MARCOS, TX—Hunter Professional Plaza is in an active trade area that grew more than 34% from 2010 to 2017 with numerous residential and retail amenities along with access to Interstate 35. Kogut Commercial Real Estate and Mittman Real Estate recently completed construction of the facility consisting of 25,240 square feet of medical office space at 151 Stagecoach Trail.

The building is 41% leased with BHS Physicians Network recently leasing 10,000 square feet for its MedFirst Primary Care practice. The property has 15,240 square feet of healthcare space available for lease and offers shell or build-out options.

The Greater San Marcos region has a population of nearly 250,000 people with a labor shed of 2.4 million within a 60-mile radius of San Marcos, GlobeSt.com learns. The region's diverse workforce pipeline is anchored by Texas State University, a tier two emerging research university and a designated Hispanic-serving institution offering 97 bachelors, 87 masters and 112 doctoral degrees including a Ph.D. in Materials Science, Engineering and Commercialization.
In addition, the region boasts another 24 colleges and universities located within a 50-mile radius of San Marcos. Other higher education institutions include the University of Texas at Austin, St. Edward's University, University of Texas-San Antonio and Austin Community College.
