AURORA, IL—Orbit Medical has leased 15,233 square feet of flex office and industrial space at 550 N. Commons Drive in Aurora, IL.

“Activity at these buildings demonstrates our belief that with a focus on capital improvements and aggressive marketing, tremendous value can be created,” says Joe Sergi, chief operating officer of Clear Height Properties. “Equally as important, tenants like Orbit Medical are able to establish a great place to conduct their business.”

Clear Height Properties acquired the building in May 2018 and completed a refresh of the premises.

Orbit has leased contiguous suites within the building to create the 15,233-square-foot space that includes an extensive office buildout and 3,925 square feet of warehouse space. Orbit has relocated its operations from a space it previously leased in Naperville, IL.

Orbit Medical is a Medicare-contracted supplier of medical equipment.  The firm specializes in power mobility, complex rehab, home respiratory, orthotic devices, general DME, and pain management supplies. Orbit Medical has more than 125 employees servicing over 30,000 patients annually, with five locations throughout the Midwest as well as a corporate office in Salt Lake City, UT.

The building at 550 N. Commons Drive is part of a two-building acquisition Clear Height made less than one year ago in the Meridian Tech Center. 550 N. Commons Drive is a 38,746-square-foot building that was developed in 1984. With this lease, the building is now 100% leased. 600 N. Commons Drive is a 30,694-square-foot building that was developed in 1984 and has suites available that can be made available in sizes ranging from approximately 6,000 to 18,000 square feet.

The buildings are located just north of Route 34 (Ogden Avenue) and west of Route 59 in a business campus that includes light office and flex buildings as well as light industrial facilities. Within close proximity are the amenities surrounding Fox Valley Mall, a METRA station and numerous PACE Bus stops.

Adam Johnson and Ryan Maher, both of NAI Hiffman, are the exclusive leasing agents for both 550 and 600 N. Commons Drive, representing Clear height Properties.   Orbit Medical was represented by Victor Sanmiguel and Mike Kraft of Bespoke Commercial Real Estate.
