Four Leases Signed at New Medical Office Building in Loudoun County
Washington Property Co. reports the four lease deals total 14,036 square feet and leases totaling another 7,407 square feet are currently the subject of negotiations.
ALDIE, VA—A new 66,932 square foot state-of-the-art medical office building here has been delivered by Washington Property Co., which reports three medical care providers and a pharmacy will take occupancy of the property this month.
The building is located directly across Route 50 from the HCA StoneSprings Hospital Center at 24560 Southpoint Drive in Aldie, VA. Washington Property Co. reports the four lease deals total 14,036 square feet and leases totaling another 7,407 square feet are currently the subject of negotiations.
The first four tenants at the property that will take occupancy this month are: Virginia Pediatric Group, which is leasing 4,456 square feet; Jackson Clinics, which will occupy 2,933 square feet at the property; National Spine and Pain Centers, which will open in 4,985 square feet of space and Stone Ridge Pharmacy, which will maintain a 1,662-square-foot location at the property.
A definite draw for the property is the nearby HCA StoneSprings Hospital Center, which upon first opening its doors in 2015, became Loudoun County’s first new hospital in 100 years. The 234,000-square-foot hospital offers 124 private beds, 24/7 emergency care, a dedicated pediatric emergency room, advanced heart and vascular care and free parking.
Washington Property Co. acquired the 8.4-acre development site located 11 miles west of Washington Dulles International Airport, in 2016 from Van Metre Homes. Including land acquisition, the project’s overall development cost approached $21 million, the Bethesda, MD-based commercial real estate firm reports.
There is approximately 45,000 square feet at the medical office building that is currently available for lease. The three-story medical office building features a dedicated specimen room and ample surface parking, along with floor plates and ceiling heights that are ideal for medical office use.
