WASHINGTON, DC—Chemonics recently announced it will move its Washington, DC headquarters to Brookfield Properties' The Yards, kicking off the waterfront development's second phase. The move will consolidate Chemonics' four DC-area locations into one 300,000-plus square-foot headquarters, which will be designed by Gensler Washington, DC. Chemonics' headquarters, the first major office tenant to establish itself at The Yards, will also anchor up to five new office buildings at The Yards. “Brookfield is excited to welcome Chemonics International to lead the second phase of The Yards waterfront transformation,” said Greg Meyer, Executive Vice President, DC Region, Brookfield Properties, in a prepared statement.

Chemonics International signed a long-term lease for the 11-story Class-A office building at 1275 New Jersey Ave., SE, which will include new ground-level retail, outdoor patios and green areas, meeting areas that can be used by the community and two levels of below grade parking. The focus of Phase Two will be on creating a mixed-used, mixed-income neighborhood that will expand the day-time population of office workers and provide more residential offerings, restaurants, retail and entertainment services, and public amenities.

Once completed in 2030, The Yards will encompass 48-acres and include a total of 1.8 million square feet of office space, 400,000 square feet of retail and dining, up to 3,400 residential units and the 225-room Thompson Hotel DC, slated to open in 2020.

The lease agreement was brokered by Meany & Oliver Co's Sharon Oliver, who represented Brookfield Properties. CBRE's Rob Copito and Rob Faktorow represented Chemonics International.
