NEW YORK CITY—Jack Resnick & Sons has signed an expansion lease and a new tenant lease totaling 94,965 square feet at One Seaport Plaza. Although the company declined to provide the lengths of the leases, it notes asking rents for the deals ranged from the high $50s to low $60s per square foot.
The 35-story, 1.1 million square-foot office skyscraper has an alternate address of 199 Water St.
Med Review, a wholly-owned subsidiary of the New York County Health Services Organization signed a 72,439-square-foot deal. The company renewed its 36,985 square-foot space, occupying the entire 27th floor. Plus, it expanded 35,454 square feet, adding the entire seventh floor to its footprint.
Resnick has also signed a new, 22,526 square-foot lease for space on the eighth floor with the nonprofit iMentor. The organization, currently in the Financial District located at 30 Broad St., plans to relocate to its new offices in Q4 2019.
“Our recent leasing successes here speak not only to the quality of the building and our services but also to the enduring strength and increasing diversification of Lower Manhattan's economy,” says Jonathan Resnick, president of Jack Resnick & Son.
The real estate firm completed a major renovation in 2014. Although originally constructed in 1984, the property now is LEED certified from the U.S. Green Building Council and its internet connectivity is Wired Certified Platinum. Its Swanke Hayden Connell-designed lobby features three paintings from the renowned artist Frank Stella.
Thus far, this year Resnick has leased 379,643 square feet in the building. Other new tenants include the co-working company WeWork, marketing communications firm W2O Group, and the non-profit American Foundation for Suicide Prevention. Additional major tenants include the Howard Hughes Corporation, Epsilon Data Management, BGC Partners and Allied World Insurance Company.
In the most recent transactions, Jack Resnick & Sons was represented in-house by Brett Greenberg and Adam Rappaport, along with Cushman & Wakefield's John Cefaly, Robert Constable, Ethan Silverstein, Stephen Bellwood and Myles Fennon. CBRE's Mark Ravesloot and Bill Iacovelli represented Med Review. Transwestern's Lindsay Orenstein and Rory Murphy represented iMentor.
