More DFW Class-A Space Hits the Leasing Market

The leasing assignments of the Summit at Las Colinas and AmberTrail Corporate Park I/II total 524,000 square feet of office space, which should be a welcome addition for office tenants clamoring for space.

DALLAS—The metro has, of course, recorded unprecedented growth during the past several years with companies expanding and relocating to the market. This has been driven in part by the state’s strong economic fundamentals, low cost of living and overall high quality of life.

From 2014 to 2018, the market absorbed nearly 18 million square feet of class-A and -B office space. An additional 1.1 million square feet was absorbed in first quarter 2019, according to JLL research.

With these impressive stats in mind, two additional class-A properties are hitting the leasing market. The leasing assignments of the Summit at Las Colinas and AmberTrail Corporate Park I/II total 524,000 square feet of office space.

The Summit at Las Colinas, located at 545 E. John Carpenter Fwy., is considered the gateway to the Las Colinas area. On-site amenities include a fitness center, conference area, putting green and deli. Top floors with views are currently available.

AmberTrail Corporate Park I and II, located at 17177 and 17111 Preston Rd., is near Bent Tree Country Club and Golf Course, residential and retail. The largest contiguous space currently available is 26,400 square feet.

JLL has been selected as the exclusive leasing partner for both properties owned by Los Angeles-based Gemini Rosemont Commercial Real Estate. JLL managing director James Esquivel and vice president Ahnie Sheehy are leading the marketing and leasing efforts for the properties.
