Converge Relocates HQs to 25 W. 39th St.
The advertising firm agreed to lease the full sixth floor for 10 years from Thor Equities.
NEW YORK CITY—Converge Marketing is moving its headquarters from 33 E. 33rd St. between Madison and Park avenues to a new Midtown location at 25 W. 39th St. between Fifth and Sixth avenues. The advertising and marketing firm signed a 10-year lease with Thor Equities for 13,116 square feet, occupying the entire sixth floor of the 16-story, 205,000-square-foot office building. An industry source tells GlobeSt.com that asking rents in the building are in the high $50s.
Converge uses data to assist companies in their media strategy, omni-channel marketing, brand audits, campaign management and other digital services. Founded in 2006, its clients include ADT, AT&T, Renewal by Andersen, Great Wolf Resorts, Medifast and Wayfair. The company has other locations in Mount Kisco in Westchester, NY and in San Diego, CA.
Converge is expected to relocate to its new space in fall 2019.
Ken Ruderman, Andrew Zang and Pete Cento, all from Savills, advised Converge in its real estate search and financial analysis. Avison Young’s John D. Ryan III, Patrick Steffens and Arthur Mirante represented the landlord Thor Equities in the deal.
“With Converge’s lease expiration soon approaching, it was pivotal for the agency to relocate quickly to a new space with an open floorplate to accommodate its 70 plus employees,” Ruderman says. “Despite the tight timeframe, we were able to secure an excellent option that fits the client’s size and space requirements, while repositioning the company in one of the most highly demanded neighborhoods in the city.”
The tenant plans to move into its new offices in fall 2019. Their space consists of a mix of private offices, conference rooms and an open collaborative area for employees. Converge will also have exclusive access to the property’s roof deck.
Built in 1907 as the Engineering Societies’ Building, 25 W. 39th St. was converted into office space in 1961. Close to Bryant Park, Broadway, Times Square and Grand Central Terminal, the property is near subway lines, public transportation, retail, entertainment and dining options.
