WASHINGTON, DC—Aria Development Group has delivered a 156-unit apartment building in the U Street Corridor called The Clifton.

The location is ideal, according to Joshua Benaim, founding principal of Aria Development Group, who notes that the building is situated at one of the highest points in the city. “ You're perched above all the action on a quiet, tree-lined side street.”

The amenities are also cutting edge as Aria conducted a study with a group of Harvard Business School students to probe what people want in apartment living, Benaim also reports. “We combined their recommendations with what we've learned developing thoughtfully-designed apartments in DC, Brooklyn, and Miami to create The Clifton,” he says in a prepared statement.

For instance, there is a concierge-staffed delivery and pick-up area that includes cold storage for food and flowers, package lockers, and dry-cleaning storage. The rooftop terrace includes a chef's kitchen and private dining room. There is a fitness center, pet space and a separate bicycle entrance as well as parking for cars below grade.

Cunningham Quill is the project architect and Cecconi Simone of Toronto is the interior designer. The common areas and model unit were curated by Katerina Mishelle.

New York City-based Aria acquired adjacent existing apartment buildings at 1309 and 1315 Clifton Street in 2014-2015 to develop The Clifton, with the 1909 Italianate Revival-style front portion of 1315 Clifton incorporated into the final product. The original buildings' residents are returning their renovated apartments at their former low rental rates.

Aria Development Group has developed other properties in the District including The Bond, The Alden and The Remington.
