Maxal Group and Hartz Mountain Complete Weehawken Luxury Multifamily Project

WEEHAWKEN, NJ—The development partnership of The Maxal Group and Hartz Mountain Industries has completed construction on the luxury Harbor 1500 project here with in excess of 60% of the units already leased.
Marketing of the 236-unit development began just four months ago. The 60% leased milestone came last week as construction on the Harbor 1500’s 42,000 square feet of amenities came to a close.
Among the amenities at Harbor 1500, which extends 764 feet from the Weehawken shoreline, are two expansive rooftop decks that overlook Manhattan and the Hudson River.
“We are delighted with the response we have received since launching leasing” says Jackie Urgo, president of The Marketing Directors, the exclusive marketing leasing agent for Harbor 1500. “This building, from its incredible amenity package, to the luxury finishes and unparalleled views, exemplifies the kind of lifestyle that people had been waiting for in this neighborhood, and the rapid leasing pace reflects that.”
The project is situated near an abundance of transit and retail options—including Weehawken’s first Whole Foods, which opens this summer. Harbor 1500 consists of a collection of studios, one- and two-bedroom residences, complemented by indoor and outdoor amenity space. The package equates to 178 square feet of amenity space per residence, underscoring the development partnership’s commitment to creating a luxurious and spacious experience for residents, the developers note.
“We are very pleased with how quickly Harbor 1500 has leased,” said Bruce Sturman, managing director of The Maxal Group. “We set out to create a world-class building in a truly special location, and our residents understand how unique the living experience is the minute they set foot on the property. Harbor 1500 offers the same level of quality and luxury that you find in Manhattan, with more space and at a lower price point.”
He adds that many of Harbor 1500’s residents work in New York City and take advantage of the access that Lincoln Harbor provides to the city. The 60-acre Lincoln Harbor is a waterfront campus that is home to 1.1 million square feet of office space, a 350-room Sheraton Lincoln Harbor Hotel with meeting facilities, and restaurants such as the Chart House, Ruth’s Chris Steakhouse, Jack Austin’s and Houlihan’s.
Harbor 1500 is located in the heart of an expansive public park system that includes a dog park, the Weehawken Pier, which stretches more than 400 feet into the Hudson River and offers kayak and fishing docks, as well as Lincoln Harbor Park, which plays host to the Hudson Riverfront Performing Arts Center’s popular free summer concerts series. The Township of Weehawken is currently completing a public park just to the north of Harbor 1500 that will feature three swimming pools including a lap pool, basketball & volley ball courts and ice-skating rink.
“New Jersey’s Gold Coast has never seen a building of this caliber, and the response from renters has been tremendous,” said Gus Milano, president and COO of Hartz Mountain Industries. “We knew there was a demand for a building of this caliber in Lincoln Harbor, which is teeming with the amenities that the modern renter desires, including incredible views and the unique opportunity to truly experience life on the waterfront. We are excited to deliver the completed amenities as we welcome the building’s first residents.”
In addition to the rooftop decks, other amenities at the property include an 80-inch outdoor movie screen on the fifth floor, as well as BBQs and fire pits for the winter. The sixth-floor rooftop features a pool and hot tub with lounge chairs and umbrellas, gas BBQ grills and kitchen facilities such as sinks and refrigerators, and another expansive green lawn area.
Other Harbor 1500 amenities include: 24/7 doorman/concierge; valet parking; bike storage; a top floor resident’s lounge and function room children’s room featuring a Casa Kids play structure and a 3,000-square-foot fitness center with state-of- the-art equipment and yoga and spin studios that can be expanded in favorable weather to adjacent rooftop outdoor areas via a retractable glass wall. There is also a game room on the ground floor overlooking the Hudson River that features a golf simulator, pool table, shuffleboard table, poker table and a tasting room with prep kitchen and Wolf appliances.
