With limited value-add deals at this point in the cycle, capital is considering alternatives. Value-add buyer El Dorado SM has acquired a mobile home park in San Marcos that promises significant upside through property improvements.
Located at 1515 Capalina Road, El Dorado Park sits on 8.27 acres and features 98 mobile home stalls and a single-family home. It is an age-restricted community with a recreation facility, pool, meeting room, kitchen and bar, guest parking, on-site laundry facilities and outdoor storage areas.
Ciara Trujillo and David Santistevan of Colliers International represented the seller, Carlsbad Shores. The property traded hands for $11.5 million.
